Lisbon Property Buyer provides independent buying representation for clients who wish to purchase property in the Lisbon or Cascais areas.

We act exclusively for the buyer, offering practical and commercially focused support from initial search through to completion.

Clients typically engage us when they are ready to move forward and want dedicated buyer-side representation — often after experiencing delays, missed opportunities, or uncertainty when searching independently.

What We Do

Our role is to assist, advise, and represent the buyer, bringing structure and organisation to the acquisition process by:

  • Clarifying the brief, priorities, and buying criteria

  • Conducting a targeted property search

  • Shortlisting and objectively assessing suitable options

  • Providing commercial input on value, pricing, and positioning

  • Buyer-side negotiation

  • Coordination with legal, tax, and professional advisers

  • Ongoing support through to exchange and completion

Our objective throughout the process is to ensure decisions are well-informed, commercially grounded and to save you time and effort.

How We Work

We only work with a limited number of clients at any one time, so that we can:

  • Dedicate sufficient time and resources to the process to the chances of success

  • Respond quickly when suitable opportunities arise

  • Engage fully throughout the search, negotiation and completion

But of course, for us to be effective it is imperative that the client is also equally engaged and motivated.

What This Service Is Not

To avoid any misunderstanding, our service is not:

  • A viewing-only concierge service, or

  • A property research service

Our business model is to help clients (who are ready to do so) successfully purchase property.

Client Suitability

Our services are therefore only suited to clients who:

  • Want to buy property in Lisbon or Cascais

  • Are financially in a position to do so

  • Value an efficent and structured process to help them succeed in a timely manner

  • Are prepared to engage professionally and decisively

This focus allows us to deliver a high-quality, results-driven service to those who value it.

Full terms of engagement — including confirmation of independence and the right for either party to disengage at any time — are provided in writing before any commitment is made.

Fees & Remuneration

In Portugal, property sales agents are appointed and paid by the seller, typically through a percentage commission on the achieved sale price.

If a buyer uses an independent buyer’s agent, the standard market practice is for the sales agent to split their commission with the buyer’s agent. This is common practice in the Portugese Property Market. The total commission paid by the seller remains exactly the same as does the sales price.

The buyer does not pay us a separate fee.

We are remunerated only where a transaction completes successfully, through the shared commission mechanism described above. This means our interests are 100% aligned with those of our clients, whereby we either succeed (or fail) together. So, you will appreciate just as you understandably will only want to work with somebody who will help you succeed, we too have exactly the same motivation.
